1. What are the move-in costs?

The application fee is $50, the administrative fee is $150, and the security deposit ranges from $300 to one full month’s rent, depending on approval.

2. Are utilities included in the rent?

No. Water, sewer, trash, and pest control are not included but are billed with monthly rent. Electricity is the resident's responsibility and must be set up through JEA.

3. What lease terms are available?

Lease terms range from 7 to 14 months.

4. When is rent due, and what are the late fees?

Rent is due on the 1st of the month and considered late after the 5th. A late fee of 10% of the outstanding balance will be applied.

5. Is renter’s insurance required?

Yes, renter’s insurance is required for all residents.

6. What is the policy for breaking the lease early?

At lease signing, residents may choose either a two-month termination fee or to continue paying rent until the apartment is re-leased.

7. How is rent paid?

Rent must be paid online via ACH, debit, or credit card through the resident portal, or at participating retailers via the Walk-In Payment System (WIPS). Payments are not accepted at the leasing office.

8. What is the pet policy?

Pets are welcome, with breed restrictions. A non-refundable pet fee of $350 per pet and a monthly pet rent of $25 per pet apply.

9. What amenities are offered?

Amenities include a 24/7 fitness center, complimentary coffee bar, community Wi-Fi, controlled access entry, trash chutes, and an attached multi-level parking garage.

10. Is parking reserved?

Yes, all resident parking is reserved and assigned for a monthly fee ranging from $50 to $100.

11. Are garages or carports available?

Individual garages and carports are not available. However, the community has one attached, multi-level garage with assigned parking.

12. Are the apartments furnished?

No, furnished apartments are not offered.

13. What is the guest policy?

Guests may stay for up to 14 consecutive days without being added to the lease.

14. How are maintenance requests handled?

Maintenance requests should be submitted through the resident portal. Emergency maintenance can be requested 24/7 by calling the office number.

15. Is emergency maintenance available 24/7?

Yes.

16. How often is pest control provided?

Pest control is performed quarterly in each apartment.

17. What is the surrounding neighborhood like?

11 East is located in Downtown Jacksonville, near James Weldon Johnson Park (0.1 miles), Riverfront Plaza (0.3 miles), Main Jacksonville Public Library (0.1 miles), Duval County Courthouse (0.3 miles), Publix at Shoppes at San Marco (1.6 miles), and numerous restaurants, coffee shops, and bars within a one-mile radius.

18. Is there a package locker system?

No, package lockers are not available.

19. What is the policy for renewal of my lease, and how much notice do I need to give if I don’t plan to renew?

Renewal notices are sent via the resident portal 60–90 days before lease expiration. Residents can select a renewal option online or contact the leasing office. A 60-day written notice is required if not renewing.

20. Is subletting allowed?

No, subletting is not permitted.

21. Are washer and dryer units included?

Yes, each apartment includes a stackable washer and dryer.

22. What appliances are included?

Each apartment includes a refrigerator, range/oven, microwave, dishwasher, garbage disposal, and washer/dryer.

23. Is additional storage available for rent?

No, additional storage space is not available.

24. What internet and cable providers are available?

The community is wired for AT&T services.

25. What are the income requirements?

Minimum income must be at least three times the monthly rent.

26. What schools is the community zoned for?

Long Branch Elementary School, Matthew Gilbert Middle School, William Raines High School.

27. What grocery stores are nearby?

Fresh Market (0.9 miles), Publix at Shoppes at San Marco (1.6 miles).

28. What hospitals are nearby?

Baptist Hospital (0.9 miles), UF Health Downtown (1.4 miles), Wolfson Children’s Hospital (0.9 miles), Ascension St. Vincent’s Riverside (2.3 miles).

29. Is the community gated?

The community is not gated but features controlled access to the high-rise building.
